It's always good to see Jeremy ensuring our roof is preforming up to their standards, our expectations, and the warrantee will remain in effect. His inspection is through and detailed, but the past few years the inspection fee continues to increase, which is understandable considering the cost of living. I would highly recommend considering SonShine for any roofing project - you will not be disappointed.

Appreciate the thoughtful review and the shoutout to Jeremy! He takes pride in making sure every roof stays in top shape and warranty-ready. We hear you on the inspection fee, and it's a tough balance we try to maintain. We’re always working to find the sweet spot between fair pricing for customers and fair compensation for our guys. Thanks again for the trust and the strong recommendation!

I used SonShine roofing when my roof needed moderate repairs. They were accurate in their timing to do the job. The individuals I dealt with were knowledgeable, friendly and pleasant. The cost was reasonable. They followed up to make sure everything was done to my satisfaction. I would definitely recommend them, and when my roof needs replacement, in a year or two, they will be the first company I will be contacting.

The seller put on the roof, we didn't know at the time how important roofs were to insurance at the time, (we moved from a state that didn't have hurricanes or tornadoes). Our realtor suggested a wind mitigation report and after the roof was reviewed our insurance costs dropped, a lot. Our neighbor, who has a background in building maintenance, watched SonShine Roofing install our roof and was so impressed by the workmanship that he had his roof installed by them. Five years later we needed the permit info for a new wind mitigation report, the inspector said it might be hard for him to get it. Called SonShine Roofing, they emailed it over within minutes.

We could not be happier with our experience with SonShine. Before we even contacting them about doing our roof, they took the time when they were working on a neighbor’s house to talk to my husband about the best way to tarp our roof after Hurricane Ian. Even though they were swamped, they did a wonderful job triaging clients and keeping us up to date on our expected start date. The ladies in the office deserve their own praise for their kindness and professionalism. Jeremy came out, answered all of our questions and gave us a fair quote. We are very happy with the job they did and how nice our roof looks. They have a lot of integrity and deliver on their promises. We have recommended them to coworkers and friends who ended up having the same great experience.

I would highly recommend SonShine Roofing! I recently had a shingle roof replaced with them, and it was a great experience working with their team of professionals. Bob, the sales rep who initially did my quote was very detailed, knowledgeable, and very accommodating. He was very patient with me because I was so indecisive on what color and type of shingles I wanted to go with. He kept in touch with me and revised quotes for me until I was ready to pull the trigger. He was very quick to respond to all my calls and texts. Josh was also great. He contacted me prior to the roof being put on, to lay out what their schedule and process would be. He was also very responsive to my calls and questions. The crew of men who worked on my roof were all very hardworking, conscientious, and friendly. They were very attentive to my concerns and were very respectful of my property and landscaping. They did a great job keeping the job site clean. Tara in the office was always very pleasant and professional on the phone and quickly responded to my calls and emails. Overall, it was a great experience. I'll be recommending them to all my buyers and sellers!

SonShine Roofing were fantastic to deal with from start to finish. I got 4 estimates and SonShine was the only contractor that went up on my roof and thoroughly inspected it. They found a lot of wind damage that I didn't even know I had. They had me call my insurance company and they got it covered under my policy. The only thing I paid , was my deductible. They even installed a solar powered attic fan and I cannot believe how much cooler my attic is already. Nathan and his crew are first rate. I would not recommend anybody else.

I don't often post reviews, but SonShine Roofing did such an outstanding job in replacing our roof that I could not NOT submit a review. The story begins with the inspection of the asphalt shingle roof we had before the replacement. Although we have resided in our home for thirty-some years, SonShine Roofing was the first consultant to explain why we should have never even had a shingle roof in the first place. Their explanation was simple, educational, and completely convincing (if anyone wants an explanation of "rise over run" let me know!). Even though previous contractors had obviously neglected this very basic aspect of roofing, they never spoke disrespectfully of their predecessors (or inspectors) or cast any aspersions. A number of alternatives were presented to us; we ended up taking a high-quality product totally due to our own sense of priorities, not because of any high-pressure tactics whatsoever. Moving on to the installation process, here again I have nothing but positive statements to contribute. The team was careful in all details, such placing the dumpster between our newly installed shrubbery and our neighbor's sprinkler, to careful clean-up at the end of each day's work. Communication between Bill, the project manager, and ourselves as owners could not have been better. Now that we have the finished product we are extremely proud of the end product both in terms of functionality and aesthetics. We never knew a metal roof could look so beautiful! We literally could not be happier, and give SonShine Roofing our highest recommendation.

A Special Message to Bradenton Homeowners:

Updated: April 2, 2026

If you’ve owned a home in Bradenton for any length of time, you already know our roofs don’t exactly get to live a peaceful life. Between brutal sun, heavy rain, salty air, and hurricane season always lurking in the background, Florida roofs earn every year they survive. Hurricane Milton made landfall near Siesta Key as a Category 3 storm with winds up to 120 mph, and storms like that tend to make homeowners think a lot harder about what’s protecting their house. For many in Bradenton, that next move is a concrete tile roof replacement that looks sharp, performs in high-wind conditions, and fits the character of Florida homes.

Why Tile Roof Replacement?

A properly installed concrete tile roof is one of the strongest long-term roofing options for Bradenton homeowners who want durability, curb appeal, and real staying power. Tile roofing is widely recognized for its performance in harsh weather, including hurricane-force winds, and Florida has dedicated high-wind installation guidance specifically for concrete and clay tile systems. Just as important, today’s roof systems are about more than what you see from the street. Underlayment, flashing, fastening, and water protection all matter. Florida building code updates have continued to strengthen roof assembly and water-intrusion protections, and local reroof work involves permits, documentation, and inspections. In other words, when you’re comparing Bradenton tile roofing contractors, the details under the tile matter just as much as the tile itself.

Take the First Step

When you’re searching for tile roof replacement in Bradenton, you don’t need a sales pitch dressed up like advice. You need a roofing contractor who can inspect the full system, tell you honestly whether a repair or replacement makes more sense, and install a concrete tile roof the right way. That’s exactly how we do it. From inspections and straightforward recommendations to permits, scheduling, and cleanup, we keep the process simple and professional. Whether you need tile roof repair, a full tile roof replacement, a roof inspection, or just a second opinion after storm damage, we’re here to help protect your home without the usual runaround.

Contact your trusted Bradenton roofing contractor today.

Bayshore Gardens

Bayshore Gardens, Bradenton, Florida

ZIP Code(s): 34203, 34207, 34243

See Details
Bayshore Gardens is a large residential area where roofs take the usual Florida beating: heat, wind, rain, humidity, and the occasional storm that likes to show off. Many homes here benefit from regular roof inspections, leak checks, and honest guidance on whether a repair will do the job or if it is time for something more. For homeowners in Bayshore Gardens, good roofing is about more than shingles. It is about protecting the home, avoiding costly interior damage, and staying ahead of problems before they get ugly. That is where solid workmanship and straightforward advice matter.

South Bradenton

South Bradenton, Bradenton, Florida

ZIP Code(s): 34203, 34205, 34207, 34208, 34210

See Details
South Bradenton covers a wide stretch of residential homes, which makes it an important area for homeowners who need dependable roofing help without the runaround. Roofs here deal with Florida sun, storm season, algae growth, and the kind of wear that sneaks up over time. Whether the home needs a repair, a full replacement, or just a professional inspection, the goal is the same: catch issues early and keep the home protected. For homeowners in South Bradenton, roofing should feel simple, honest, and handled by a local company that knows what Florida weather can do when a roof starts falling behind.

West Bradenton

West Bradenton, Bradenton, Florida

ZIP Code(s): 34205, 34209

See Details
West Bradenton is one of the most important residential roofing markets in the area, with established neighborhoods, strong curb appeal, and plenty of homes exposed to coastal humidity, heat, and storms. Roofs in this part of town often need attention for aging materials, storm damage, algae streaking, and general wear from Florida weather. Homeowners in West Bradenton need roofing work that looks clean, holds up, and solves problems before they turn into leaks and interior damage. Whether it is a repair, replacement, or inspection, this is an area where quality workmanship and clear communication still go a long way.

Samoset

Samoset, Bradenton, Florida

ZIP Code(s): 34208

See Details
Samoset may not be flashy, but it is a real residential area with real homeowners and plenty of roofs that need attention. Between heavy rain, high heat, wind, and age-related wear, roofing problems here can build slowly and then show up all at once. That is why inspections, repairs, and proactive maintenance matter. For homeowners in Samoset, the right roofing company should offer honest recommendations, solid workmanship, and practical solutions that protect the home without making things more complicated than they need to be. A good roof is not a luxury. It is what keeps a small problem from turning into a costly mess.

West Samoset

West Samoset, Bradenton, Florida

ZIP Code(s): 34203, 34208

See Details
West Samoset is a broad residential area where homeowners need reliable roofing service they can trust. Roofs here deal with the same Florida troublemakers as everywhere else: heat, wind, storms, moisture, and the slow wear that eventually turns into leaks if nobody is paying attention. Whether a home needs a roof inspection, a repair, or a full replacement, the priority is protecting the structure and avoiding bigger expenses later. For homeowners in West Samoset, roofing should be straightforward. No games, no pressure, and no mystery. Just clear answers, quality work, and a roof that does its job when the weather gets rowdy.

Holmes Beach

Holmes Beach, Bradenton, Florida

ZIP Code(s): 34217, 34218

See Details
Holmes Beach is beautiful, but barrier-island roofs do not get an easy life. Salt air, strong sun, coastal moisture, and tropical storms all work against roofing systems over time. That means homeowners in Holmes Beach need regular roof inspections, prompt repairs, and roofing materials that can handle life near the water. Waiting until a leak shows up inside is not much of a strategy. In a coastal area like this, preventative care matters. For homeowners in Holmes Beach, the right roofing company should understand island conditions, respect the property, and deliver work that protects both the home and the investment.

Bradenton Beach

Bradenton Beach, Bradenton, Florida

ZIP Code(s): 34217, 34218

See Details
Bradenton Beach is one of those places where the view is great and the roof has to earn its keep. Coastal wind, salt-heavy air, strong UV exposure, and storm season all put extra stress on homes here. That is why roof inspections, storm damage checks, and proactive maintenance are especially important in Bradenton Beach. Homeowners need roofing work that is built for barrier-island conditions and done by people who understand the stakes. A small roofing issue near the coast can turn into a much bigger headache fast. Good roofing here is about protection, durability, and staying ready for whatever Florida sends next.

Longboat Key

Longboat Key, Bradenton, Florida

ZIP Code(s): 34228

See Details
Longboat Key is a premium coastal market, and roofs here face premium-level punishment from Florida weather. Salt air, humidity, sun exposure, and hurricane-season winds can wear down even a well-built roof over time. For homeowners on Longboat Key, regular inspections and high-quality roofing work are not optional if the goal is to protect the home and avoid expensive surprises. Whether the property needs a repair, a replacement, or a storm damage evaluation, the work should be clean, detailed, and built to last. In a place like this, the roof is too important to leave to guesswork or cheap shortcuts.

Cortez

Cortez, Bradenton, Florida

ZIP Code(s): 34215, 34210

See Details
Cortez has a character all its own, and homes in and around this coastal area deal with the kind of roofing wear that comes with living close to the water. Salt air, humidity, hard rain, storm season, and relentless sun can all shorten the life of a roof if maintenance gets neglected. That is why regular roof inspections are especially valuable for homeowners near Cortez. Whether the home is older, updated, or somewhere in between, a solid roof is what keeps small issues from turning into big ones. In this area, roofing should be practical, honest, and done right the first time. Fancy talk does not stop leaks.

Bay Isles

Bay Isles, Longboat Key, Bradenton, Florida

ZIP Code(s): 34228

See Details
Bay Isles is a premier Longboat Key community where homeowners expect high standards, and rightly so. Roofs in this area deal with the full coastal Florida punishment package: salt air, humidity, heat, UV exposure, and storm-season stress. Over time, that can wear down even a well-installed roofing system. In a neighborhood like Bay Isles, routine roof inspections are one of the smartest ways to catch early problems before they turn into leaks or structural damage. When the home is high-value, the roofing work should be high-quality too. Clear communication, dependable workmanship, and attention to detail are not extras here. They are the baseline.

Key Royale

Key Royale, Bradenton, Florida

ZIP Code(s): 34217

See Details
Key Royale is one of the most desirable neighborhoods on Anna Maria Island, and homes here often sit right where coastal conditions hit hardest. Salt air, waterfront moisture, high winds, and strong sun all work against the roof over time. That is why homeowners in Key Royale benefit from regular inspections and proactive roof care instead of the classic Florida approach of “ignore it until something drips.” In a neighborhood known for beautiful homes, canals, and strong curb appeal, the roof needs to hold up both functionally and visually. Quality roofing work here should protect the home, preserve the look of the property, and leave no loose ends.

Anna Maria

Anna Maria Island, Bradenton, Florida

ZIP Code(s): 34216

See Details
Anna Maria is gorgeous, but coastal roofs out here earn their keep. Between salt air, intense UV exposure, tropical weather, and strong winds, roofing systems on the island face some of the harshest conditions in the area. That means routine inspections and preventative maintenance are especially important for homeowners in Anna Maria. A roof can look decent from the outside and still have storm wear, loose components, or moisture issues hiding where you cannot see them. In a place like this, waiting until there is an interior leak is a lousy strategy. Homeowners need roofing that is built for the coast and maintained like it matters, because it does.

The Lake Club

The Lake Club, Bradenton, Florida

ZIP Code(s): 34202

See Details
The Lake Club is polished, upscale, and full of homes that are meant to impress. A worn or failing roof does the opposite. In this kind of neighborhood, roofing issues are not just about leaks. They can affect appearance, resale value, energy efficiency, and the overall condition of the property. Florida sun, storms, and time will wear on any roof eventually, which is why regular inspections matter. Homeowners in The Lake Club should not have to wonder whether their roof is quietly aging into a problem. Good roofing work here should be sharp, clean, and built to last. Sloppy is not part of the package.

The Concession

The Concession, Bradenton, Florida

ZIP Code(s): 34202

See Details
The Concession is one of the most high-end communities in the Bradenton area, and homes like these deserve roofing work that is every bit as careful as the architecture underneath it. Large roof systems, custom details, premium materials, and steep investment values all raise the stakes. Florida weather does not care how expensive the house is, though. Wind, UV exposure, and storm damage still hit the same. That is why homeowners in The Concession need roofing inspections and repairs done with precision, not guesswork. When the property is this significant, roofing is not a corner to cut. It is part of protecting the whole investment properly.

Rosedale

Rosedale Homes, Bradenton, Florida

ZIP Code(s): 34211

See Details
Rosedale is an established gated community with mature landscaping, attractive homes, and homeowners who generally prefer problems handled before they become disasters. Smart people. Roofs in Rosedale deal with the usual Florida lineup: heat, storms, wind, algae streaking, and gradual aging that is easy to ignore until water shows up where it absolutely should not. Regular inspections and timely repairs help keep the roof in good shape and protect the rest of the home from preventable damage. In a neighborhood like Rosedale, curb appeal matters, but so does peace of mind. A sound roof does both jobs at once, which is why it deserves real attention.

Waterlefe

Waterlefe, Bradenton, Florida

ZIP Code(s): 34212

See Details
Waterlefe is the kind of neighborhood where appearance and performance both matter, and the roof affects both more than most homeowners realize. Between the Florida heat, riverfront moisture, summer storms, and everyday aging, even a good roof needs attention over time. In Waterlefe, roof maintenance is not just about stopping leaks. It is about protecting the value, look, and long-term condition of the home. Regular inspections can catch early damage before it spreads, which is always the better play. In a community this well-kept, roofing work should be clean, professional, and done by people who understand that details are not optional.

The Inlets

The Inlets, Bradenton, Florida

ZIP Code(s): 34208

See Details
The Inlets is built for people who love the water, and that waterfront lifestyle comes with real roofing demands. Homes here are exposed to wind, moisture, intense sun, and the kind of storm activity that can turn a small weakness into a bigger problem fast. Canal-front and water-adjacent properties often need a close eye on flashing, sealants, ventilation, and storm wear. That is why regular roof inspections are a smart investment in The Inlets. Homeowners here are not just protecting a roof. They are protecting a high-value home in a high-exposure environment. Around these parts, roof neglect is basically just expensive procrastination.

Harbour Isle

Harbour Isle, Bradenton, Florida

ZIP Code(s): 34209

See Details
Harbour Isle is polished, coastal, and well-kept, and homeowners here usually want their properties to stay that way. Roofs in this area deal with constant sun exposure, humidity, salty air, and storm-season wear, even when there is no obvious damage from the ground. That makes regular inspections a smart move, not an overreaction. In a community like Harbour Isle, roof maintenance is part of protecting curb appeal, preventing leaks, and avoiding bigger headaches down the road. When the home is in a premium waterfront setting, the roofing work should reflect that. Clean workmanship, clear communication, and no nonsense go a long way here.

Perico Island gives homeowners that tucked-away coastal feel without being far from the rest of Bradenton. It also comes with the roofing challenges you would expect near the water. Salt-heavy air, blazing sun, heavy rain, and seasonal storms all put pressure on roofing systems year after year. That is why roof inspections and proactive maintenance matter so much in this part of town. Homeowners on Perico Island are not just protecting shingles. They are protecting drywall, framing, insulation, and the long-term value of the home. When Florida weather starts swinging, a healthy roof is not a luxury. It is the thing standing between you and a bad week.

Perico Bay Club

Perico Bay Club, Bradenton, Florida

ZIP Code(s): 34209

See Details
Perico Bay Club is a beautiful gated coastal community, but roofs near the water do not get to live an easy life. Between salt air, humidity, strong sun, and storm exposure, roofing materials in this area can age faster than they would farther inland. That makes routine roof inspections especially important for homeowners in Perico Bay Club. A roof might look fine from the driveway while still hiding early signs of wear, flashing issues, or moisture problems. In a community like this, preventative care goes a long way. It helps protect the home, avoid leaks, and keep small issues from turning into expensive ones.

Palma Sola Park

Palma Sola Park, Bradenton, Florida

ZIP Code(s): 34209

See Details
Palma Sola Park has the kind of established residential feel homeowners love: larger lots, mature landscaping, and homes people actually take pride in. It is also close enough to the coast that roofs can take a beating from heat, moisture, algae growth, and storm season. In neighborhoods like this, even a small roof issue can quietly turn into interior damage, wood rot, or a much bigger repair bill. That is why homeowners in Palma Sola Park benefit from regular inspections and straightforward roof maintenance. The goal is simple: keep the roof doing its job, protect the home underneath it, and avoid expensive surprises later.

Palma Sola

Palma Sola, Bradenton, Florida

ZIP Code(s): 34209

See Details
Palma Sola is one of west Bradenton’s most recognizable neighborhoods, and its coastal location means roofs here deal with a little bit of everything Florida likes to throw around. Sun, salt air, wind-driven rain, humidity, and tropical storms can all wear down a roof faster than homeowners expect. That is why regular roof inspections and preventative maintenance matter so much in Palma Sola. Whether the home is older and full of character or newer and custom-built, the roof plays a big role in protecting property value and keeping problems from snowballing. Around here, catching issues early is always cheaper than pretending they will fix themselves.

Riverview Boulevard / River District

Riverview Blvd, River District, Bradenton, Florida

ZIP Code(s): 34205, 34209

See Details
Riverview Boulevard is one of Bradenton’s most distinctive residential areas, with historic homes, custom properties, and plenty of mature tree cover. That combination can be beautiful, but it can also be tough on a roof. Older homes often need a sharper eye, especially when it comes to flashing, ventilation, storm damage, and leak prevention. Heavy shade can also lead to debris buildup and algae streaking over time. In a neighborhood like this, roofing work is not something to hand off to whoever knocked loudest on the door. Homeowners here need careful inspections, honest recommendations, and workmanship that protects both the home and its character.

General FAQs

Does attic insulation and ventilation really make a difference?

Yes—more than most homeowners realize. Your roof surface can run nearly 100°F hotter than the air on summer days, and attics can hit the high 100s. Without proper insulation and balanced airflow, that heat and moisture can warp beams, fry shingles from beneath, and invite rot. The fix is straightforward: sufficient attic insulation plus soffit intake + ridge exhaust ventilation to move hot, wet air out.

How do the main roofing materials compare in Sarasota’s climate?

  • Asphalt shingles: Affordable, easy to source, and versatile. Pros: fire/water resistance, low maintenance, ~25-year lifespan. Cons: lighter weight can mean blow-offs in big storms; extreme summer heat can warp/crack; expect occasional repair budgeting.
  • Clay tile: Classic look, handles heat and salt spray, long-lasting (up to ~50 years). Pros: fire/rot resistance, stays put in wind. Cons: pricey, heavy (may need structural reinforcement), and fragile during handling.
  • Concrete tile: Popular in Florida and lighter than many expect. Pros: durable (about 50–100 years), low maintenance, fire/water resistance, strong wind performance, color options (can mimic wood/other looks). Cons: somewhat expensive; design options are more limited than premium materials.
  • Metal roofing: Comes in profiles that resemble shingles/tiles/shakes. Pros: little maintenance, fire/water/insect resistance, stands up to salt spray, reflects heat (can lower cooling bills), up to ~40-year lifespan. Cons: higher upfront cost and more limited design choices.
  • Slate: Stunning and extremely durable (often 100+ years). Pros: water/rot/fire resistance, high hurricane tolerance. Cons: very heavy (reinforcement likely), fragile to walk on, and the most expensive option here.

What causes roof leaks?

Leaks usually start at weak points—not just during hurricanes. In Florida, extreme heat and UV make materials expand/contract, turning brittle and cracking over time; even asphalt tar can soften and lose its seal.

  • Aging roof: Heat/UV cycles degrade shingles and seals, opening paths for water.
  • Flashing failures: Cracked, rusted, or separated metal around chimneys, vents, valleys, and walls.
  • Missing/damaged shingles: Wind and storms pull or crack shingles, exposing underlayment and decking.
  • Clogged gutters: Standing water backs up under edges and soaks materials—especially in rainy season.
  • Skylight leaks: Worn rubber seals or loose skylight flashing let water in at the frame.

Can I see examples of your past work?

Yes. If you browse our Roofing Project Gallery, you will see high-resolution drone videos of our featured projects with links to the materials we used.

How can I extend my roof’s lifespan?

Treat it like preventive medicine.

  • Keep gutters clean so water doesn’t back up under edges and soak the decking—check especially after storms.
  • Manage trees: trim back overhangs; big branches are a real hazard in wind events.
  • Insulate the attic to reduce heat transfer that can stress rafters and age materials faster.
  • Ventilate the attic (intake at soffits, exhaust at ridge) to dump heat and moisture before they warp wood or cook shingles from below.
  • Do regular roof cleanups/visual checks for debris, missing/curling shingles, or granule loss.
  • Schedule professional inspections to catch small issues before they snowball. Sarasota heat + summer storms reward proactive care.

What’s the best roof type for Florida homes?

There isn’t a single winner—it’s about matching material to Sarasota’s heat, humidity, storms, wind, and (for coastal folks) salt spray. Asphalt shingles are budget-friendly and common; concrete and clay tiles bring serious longevity and wind resistance; metal reflects heat and shrugs off salt; slate is gorgeous and ultra-durable but heavy and costly. The “best” choice balances your budget, aesthetics, structural needs, and how exposed your home is to wind and sea air.
